A room advertised as “family-friendly” can still leave one child on an unclear sofa bed, put laundry several floors away, or turn every morning into a crowded station transfer. This guide starts with the friction families actually feel.

1. MIMARU Tokyo Ueno East — best for four real beds and an easy first stop
The clearest room for a family of four is the Apartment (4 Single-Beds): the official page lists 38 square meters and four single beds. The 39-square-meter Family Apartment instead has two single beds and one bunk bed. Both list a maximum of four adults plus two children, with MIMARU defining children in that notation as ages six and under.
Every room has a furnished kitchen and dining area. Laundry is shared coin laundry, not an in-room machine. The hotel publishes a three-minute walk from JR Ueno Station’s Iriya Exit and five minutes from Tokyo Metro Ueno Exit 1.
Choose it when: Ueno museums, the zoo area, or northbound rail are central to the trip, and four separate sleeping surfaces matter more than a private bedroom.
Watch for: The room is a studio. Adults cannot stay up in a separate living room after children sleep, and shared machines may require waiting. If using a bunk bed, confirm the hotel’s current age and safety guidance.

2. MIMARU SUITES Tokyo Nihombashi — best for two bedrooms and in-room laundry
The official Two-Bedroom Suite is 57 square meters with four single beds, two washbasins, two toilets, one bathroom, one shower room, and an in-room washer-dryer. The Two-Bedroom Family Suite is 57–59 square meters and lists two single beds, two loft beds, and two futons, accommodating up to six adults plus two children under the property’s stated age definition.
Both configurations have a kitchen and dining table. Ningyocho Station Exit A3 is officially two minutes away; Suitengumae Exit 7 is seven minutes away.
Choose it when: Two households, grandparents, older children, or different bedtimes make actual bedroom separation valuable. The extra toilet and shower room can also remove a morning bottleneck.
Watch for: More space does not automatically make it better value. Search with every guest entered, confirm which beds are prepared, and compare the total with two refundable rooms elsewhere. Ask which station route works with a stroller or large luggage.

3. Tokyu Stay Yotsuya — best for laundry without a large-hotel morning
Tokyu Stay Yotsuya’s official page describes the Residential Family as 37 square meters, sleeping up to three guests normally and up to four with a studio bed. It includes a washer-dryer, kitchenette, utensils, and cutlery. Yotsuya Station is listed as a three-minute walk, with JR and Tokyo Metro lines available.
The official breakfast is not a restaurant buffet. Guests choose a Japanese- or Western-style heat-and-eat meal for the room; the hotel warns that selections are limited and first come, first served. That can suit a family that wants breakfast at its own table, but it is not the right choice for everyone.
Choose it when: You want a calmer base between east and west Tokyo, will wash clothes frequently, and four people are comfortable with the stated bed arrangement.
Watch for: “Sleeps four” relies on the studio bed. Confirm the exact setup, floor space left when it is deployed, and whether the current breakfast format works for allergies and children’s preferences.

4. Hotel Metropolitan Edmont — best for five and a conventional breakfast
The official East Wing Family room is 37 square meters and fits up to five people, although the hotel says layouts vary. The room is scheduled to be renamed Deluxe Twin – East Wing from January 12, 2027, so search both names if planning beyond that date.
This is the shortlist’s conventional full-service option. The hotel publishes paid washing and drying machines in a main-building Laundry Lounge and on two East Wing floors. Its official breakfast page lists a Japanese and Western buffet. Station access is published as two minutes from Tokyo Metro Tozai Line Iidabashi Exit A5, or five minutes from the east exit of JR Iidabashi.
Choose it when: A family of five wants one room, breakfast choice matters, and a kitchenette is less important than hotel services.
Watch for: The page gives a maximum occupancy but does not spell out five identical beds. Confirm the exact bed count and whether extra beds are already included in the selected rate. East Wing has fewer machines per listed laundry floor than the main-building lounge.

Choose the neighborhood by your hardest day
Do not optimize only for the attraction nearest the hotel. Put the three hardest movements on a map:
- Airport to hotel with children and bags
- Earliest or most time-sensitive sightseeing day
- Hotel to the next city or airport
Ueno can simplify an east-Tokyo and northbound itinerary. Nihombashi/Ningyocho is a calmer central base with multiple subway options. Yotsuya positions a family between central and west Tokyo without sleeping in the busiest part of Shinjuku. Iidabashi is useful for central rail and subway routes while remaining outside Tokyo’s largest terminal stations.

A realistic five-night family rhythm
Arrival day: Use the simplest airport-to-door route, buy breakfast basics only if the room has a kitchen, and avoid a timed evening booking.
Day 1: Keep sightseeing in the hotel’s side of Tokyo. From Ueno, this could mean choosing one or two ideas from our Tokyo with children guide, not trying to complete the list.
Day 2: Take the longest cross-city day while energy is high. Leave space after lunch for a playground, café, or hotel reset.
Day 3: Make this the laundry evening. In-room machines let you start after returning; shared machines need a buffer and someone available to move clothes promptly.
Day 4: Use a flexible neighborhood day or a weather backup. A family room is most valuable when a tired child can rest without ending everyone’s day.
Day 5: Pack before dinner, confirm the station elevator or vehicle pickup, and keep the final morning light.
This pace is deliberately conservative. Tokyo station corridors, stroller detours, meals, toilets, and convenience-store stops all consume time that route apps do not show.

Before paying, verify:
- Every guest is entered with the correct age
- The exact room name matches this article, not merely the same hotel
- The number and type of prepared beds
- Whether bed-sharing is permitted for each child’s age
- Crib, bed guard, or child-item availability in writing
- Kitchen equipment and whether breakfast is included or extra
- In-room versus shared laundry, plus detergent and operating rules
- The useful station exit and an elevator route
- Cancellation deadline, taxes, service charges, and final total
- Luggage storage or delivery timing on arrival and departure days

Two final family caveats
Accessibility: A short published walk can still include crowds, curbs, stairs, or an inconvenient elevator detour. Request the hotel’s current accessible route if a stroller, wheelchair, or mobility limitation makes the exact path important.
